Global tech giant Microsoft has made a significant investment of nearly ₹453 crore to acquire a 16.4-acre land parcel in Pune’s Hinjewadi, a major IT hub, according to property registration documents accessed by Square Yards.
The land purchase, registered in September 2024, involved 66,450 square meters (approximately 16.4 acres) bought from Viva Highways Limited. The deal, finalized on September 5, incurred a stamp duty of ₹27.18 crore and a registration fee of ₹30,000.
This follows a similar acquisition by Microsoft of over 16 acres in Hinjewadi earlier for ₹519.72 crore. With these purchases, Microsoft has invested a total of ₹972 crore in Pune’s real estate over the past month. The company’s growing investments in India’s commercial real estate include data centers, development centers, and flexible office spaces.
In 2022, Microsoft acquired 10.89 lakh square feet of commercial land in Pune from Finolex Industries for ₹328.84 crore. Earlier in 2024, the company secured 48 acres of land in Hyderabad for ₹267 crore.
Anand Moorthy, co-founder and CBO of Capital Market & Services at Square Yards, noted, “India is the most exciting market for tech expansion right now, with a strong talent pool and maturing infrastructure. Our research shows more tech-oriented global companies are expanding their presence in India for office spaces, development centers, and data centers.”
Real estate data from Anarock revealed that 101 separate land deals, totaling approximately 2,989 acres, were sealed across India in FY 2023-24. Among the top cities, the National Capital Region (NCR) led with 29 deals covering over 313 acres, followed by the Mumbai Metropolitan Region (MMR) with 19 deals for more than 157 acres.
